The rest is simply putting in the work and I don't think a Marine is afraid of putting in work so you're all set haha.

I'm just marinating a bit on my current smaller properties so I can make a smart 1031 exchange in the next 5 years into a larger 20+ unit in San Antonio.

I plan to build 90% spec (I don't want to deal with people as much, let the realtors do that) and my goal is to get to 10-12 specs per year.
