Normally the good contractors advertise by word of mouth. 

It is normal for a tenant to develop a bad taste in their mouth because you filed an eviction, and rightfully so in some cases.

It has always been a word of mouth thing but I will post it on BP from now on with "Orlando" as a tag.

I also put my money where my mouth is.

All in all, They aren't perfect, and need more of administrative assistant, but when I open my mouth and ask (squeaky wheel), I usually get what I need from them promptly.

The lease is valid when signed and consideration is paid, looks like you need to step up from poor due diligence if the perform as agreed.How trustworthy is that source of information, could they just be shooting their mouth off, trash talk for another reason?

Gurus that state you should never do such tasks that are beneath an investor is just more typical hogwash out of their foolish mouths.

@William Petrisko I find if not all, most of my tenants from craigslist, for rent signs, or even the section 8 list, which I add/remove properties as needed or word of mouth from my current tenants.

But with help such as yours and all the others, we can make a better world and lot's of happier people.

With my big mouth, I like the give and take of a roundtable format.
