As someone else stated Lakeway is a giant PIA when it comes to permitting. 

I know this isn't possible everywhere but I try to stay clear of a giant mortgage if possible.

Commercial dirt is a little harder for most people to wrap their heads around, business failures and abilities to modify a commercial deal is a giant leap forward for most people.

There is a banking giant HQ across the street and rentals are usually pretty easy to find.
