I wish I could hire a GC, so I am not the one meeting countless contractors on site who don't show up at agreed upon time, or show up, spend an hour with me talking through job, and then never quote me and just ghost me, or I hire then I need to show up every day to make sure they are doing it per the plans.  

, but I've heard countless stories from investors complaining about how their HOA is incompetent/doesn't fulfill their obligations/acts erratically/passes no-rent regulations that blow up the deal/does other stuff to make their investment not perform, etc., etc.
