Am I correct in thinking that you officially have Rental Property when you sign up with a property manager?

If a person is really "green", then yeah, there probably not going to correctly ask things.

Still, if you do your numbers correctly, your net cash flow is about $150-$200/door.The challenge here, and I imagine in any market right now, is that you can't get returns like that unless you're doing some work.That $85k deal?

I expect prices to go up, along with many others, but right now affordability is a big issue and there's always a chance we could see a correction. 

Is there another more correct term/process for this?

If you find a good company, your costs will almost always be much lower and typically, the rehabs are done correctly and everything is functioning properly in the home.
