Do a detailed property inspection and amend the lease as well detailing the repair costs.  

Up until they became disabled (mentally) they could amend the trust, this worked out perfectly for us and it also protected them because when they died nothing had to go thru probate.

I thought I could amend to file a Schedule E and take a loss for 2021, but Turbotax says I can't file the schedule E because the property wasn't placed in service in 2021.  

I thought the same thing with our constitutional right as Americans to keep and bear arms shall not be infringed under the 2nd amendment.
