You should look for something of enough size that you can pay a manager (preferably a junior partner with some money for the purchase) and still be ok with the profits.

Then I started calling different county courthouses and asked for the assessors office, then asked when they usually hold the auctions, then ask how well attended it is, how many properties make it to the auction usually, what to expect after the sale, and most of the time the person on the other end of the call has a lot of great info for me to get started, some states that I called the person at the courthouse will even warn you if junior liens carry over to you with the property.

I was able to tell my family about the deals I worked on, but a lot of my work and that of juniors consisted of simply doing replacement of defined terms, document review, etc.

In my experience, I talked my parents into buying my college rental house when I was a Junior (2 years off campus to go), it's been 6 years and my parents have done very well with that house.

So a first mortgage will usually have the first priority, and all other liens will be considered junior liens.

My main contact was with one of their junior partners.There are still some brand new malls going up.The one down by my house the Atlanta Outlet Shoppes is 450,000 sq ft built about 4 years ago open air.
