Two houses appreciating long term is likely a better ROI than the cash flow from the one property would be.

When funding is rare and flips are plentiful, there will be enough opportunities for everyone but return will be depressed and better operators will make better returns. 

@Tyler DavisWell....there is a lot happening in Nashville at the moment.The biggest talking point for the better half of the year has been the new Titans stadium and the East bank.

Overall, its just better to put that money away in a rainy day fund and good insurance.

It also depends on the situation sometimes a HELOC is warranted for short term financial needs so long as you have a plan to get back in the same or better financial position afterwards and the "means," and "will," to carry out this financial or mortgage plan- HELOC's are typically full documentation qualifying loans so you'll need actual income to qualify whether it be from pension, insurance, rental's, etc that are all fully documented on taxes, W2's, 1099 forms, etc.

Much better off using an attorney that will do it right the first time.
