Retail on Broad Street still has a lot of empty stores but in the last 8 or so years, there has been a small resurgence, thanks to the local chamber of commerce (and no thanks to city council, imo).

When multiple inspections are required, multiple draws are understandable, but if a satisfactory service is provided by a contractor, they expect to be compensated in a timely manner, they have people and bills to pay too.Establish a relationship with a reputable contractor, see what their terms are, and get it in writing, in the form of a proposal read and signed by your self and or, your legal council.

The Los Angeles City Council adopted an ordinance on Tuesday, Feb. 7 requiring landlords to pay relocation assistance to tenants who move out after getting rent increases of 10% or more.Under the ordinance, if a landlord increases rent by more than 10%, or the Consumer Price Index plus 5%, the landlord must pay the tenant three times the fair market rent for relocation assistance, plus $1,411 in moving costs."

That said, I know landlords here in Seattle that have had tough situations thrust on them because of the city code, and I am by no means characterizing Seattle as "Landlord Friendly", I'm just saying that a couple of restrictive laws and a difficult city council aren't enough of a reason for me to NEVER invest in one of the fastest growing cities in the United States.PS: I own 6 short term rentals, 2 of which (the maximum allowable by current city codes) are in Seattle.
