Geez I would be talking to your HML right now as I doubt they want to take it over.and try to get a workout with them ASAP.. sounds like its going to be a loss anyway you cut it and I have to think you put up cash for a down payment as well. maybe someone else will have some pearls for you.Wholesaler is going to low ball you for sure.

I went back and read my initial response expecting it to be a lot worse and it was basically nothing, just my usual trashing of wholesaling.I know being a moderator is absolutely thankless, but this was likely because she used some buzzwords that were completely fabricated to make her look bullied when everything she was saying was about 10x worse than my responses in my opinion.

Did you use a calculator or spreadsheet, or did you simply work out the math like rental income minus PITI, 8% for CapEx, 8% for vacancy, and 5% for repairs?

Many times, they use phrases, and such that seem to be above their pay grade, but they use them to make themselves look smarter in my opinion.For example, one of the latest ones I remember is we had a property for sale and the guy that was tire kicking and looking to see what kind of deal he could work out ask the question “when do we want to close escrow?”

Hey @Dan DeGroffBuying as an investment property with a 0.75-1.0% higher interest rate and needing to put a minimum of 20% down (its actually 15% but the rates are so much worse at 15% that its not really an suitable option) when the home would actually be your primary residence is brutal.Partership are a bad idea 80-90% of the time, but could work out in some scenarios.
