Houses tend to go a lot quicker than apartments in our experience BUT you have to price it right.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Regarding S8, the leases are 1yr only, but S8 tenants tend to stay longer vs cash paying tenants.

Tenants tend to expect to get away with stuff when dealing with an owner/manager they wouldn’t try with a property manager.

They tend to rely solely on property managers and fail to effectively oversee the management of the property.

Not gonna give address's here because not trying to market them here, just pointing out reality that when your a 24-7 professional "hunter", you tend to know where the deer are all but on demand. 

Most people don’t think it’s a good strategy, and I tend to agree.That being said, the problem with your message is that it’s filled with BS mumbo jumbo because you’re afraid to be straight-forward about what you’re doing.

Sadly these tend to be some of the most difficult properties to sell.
