Then there was the peyote church leader who seemed really nice and cool at first but then started growing mushrooms and peyote in his closet, and when I went out of town he hosted all night bonfire peyote parties in the yard playing bongos all night, then stabbed another house mate who came home hammered drunk and asked the peyote church parishioners to be quiet at 4am or so and they both ended up in jail and I had to evict them both while they were in jail.

Without experience and a history of similar properties in your own portfolio to draw upon, it's just a wild guess.  

Over the 3+ decades we've owned it the length of beach has changed wildly in both direction by 20-30+ feet. 

Rent varies wildly depending on condition, who your tenants are, and where your property is located. 

Absolutely wild to me that people pay that for a course.

To live in Texas and not take advantage of it is absolutely wild.
