A valid government-issued ID is what I require.

I do not have knowledge of Los Angeles local rent control ordinance but statewide the “no fault eviction” (terrible name) has only a few valid reasons.  

They will give you the work list of what was completed, provide pictures, and usually offer a small warranty.
