I am glad I came across this thread because I am active duty military overseas so I am not able to use my VA loan to purchase a duplex that I want to move into in the future.

It would seem that you have the option, but not the duty, to terminate the lease due to the bankruptcy, but I'm not sure why you would want to remove a paying tenant.

For a long term real estate investor, or one who hopes to be in it long term, a great lender relationship may be VITAL to your survival during hard times and your ability to take advantage of wealth building opportunities during good times.  

As @Tom Gimer and @Peter Walther write, why wouldn't they isure is a vital question.
