Definitely what I was thinking and sounds like it can be done. 5.25-% rate on a 1.2$ house is definitely more appealing and opens doors up as opposed to 6.7+ rates.  

The only thing that spreads faster than a wildfire in a 100mph wind is everyone's "expert" opinion.I think people visualize an amber quietly floating through the night sky like in an old Lassie movie. 

Enhancing the property's curb appeal and ensuring well-organized financial records contribute to a successful sale.

If there's a dispute on the disposition, having visual evidence of what you're asserting is really important.

While preferred returns sound appealing, they are often not realized as monthly cash flow.

I didn't say it was JUST an idea, I just said that the idea is appealing to new investors who don't have a lot of capital.

Interest rates here tend to be lower than elsewhere (I have no clue as to why), and therefore to me it's appealing to borrow everything I can here and use it in the US assuming I can find deals where the numbers make sense.

HOWEVER, it's primary appeal is affordability rather than being a great or cool place to live.

The market seems to have a lot going for it with the beach, the lively downtown, the historical appeal and the night of lights draw during the winter months.
