also you should know that san diego is #1 most appreciated city in US for 2023, so all strategy that work in san diego is appreciation , in appreciation town SF is the name of the game , dont focus outside of your market, invest locally, the hidden gem is at your own backyard.

Are there a few gems out there, sure, but you have to be a serious hunter to find them. 

I hidden gem on the gulf coast but heavy in STR.

Cruise through neighborhoods, spot homes that could use some TLC, and chat with locals—they might have the lowdown on hidden gems.

Unless you find a gem, most properties won't cashflow because of the low down payment (and therefore higher principle) and because of higher interest rates.

These are small vintage buildings but we have fully renovated and updated all of the units and common areas. 

As far a picking a market, I love to look at data from moving van companies about where people are moving and the On the Market Podcast with Dave Meyers is a true gem.

But this gem( my current primary residence) is for me /family to enjoy hopefully forever or i buy a beach property for me and my sweet heart which i am looking for currently.( Not the sweet heart but the beach property ;) )
