And actually I now tend to just take care of these things right away because its such a pain to deal with unplanned issues with things, especially furnaces.

Obviously that and the appraisal still need to go smoothly so I'm trying to keep my excitement in check for now.And to top it all off, I have a 3rd interview with a company tomorrow whose office is less than a block from this house, totally unplanned.

No matter how good the cashflow might be if you held on and rented it, renting the place comes with its own headaches, and opens you up to anything unplanned that may go wrong over the course of the year. 

Often associated with unplanned repairs (or poor management) when there aren't enough funds in the reserves or the reserves would drop below a critical amount to pay for it.

Again, going back to the most recent real life example of my friends mentioned above, they had a large emergency fund, simply because they didn't have a clear handle on ALL of their expenses, including the 'unplanned' ones like car repairs (you know they will happen, so plan for it!).

If you have to provide one or more of them, I would cap their expense in the lease for each month that will save you from any high or unplanned expenses.
