Since they all follow the same guidelines, and it was an unbiased 3rd party, there is significantly higher chance your refi numbers will come out closer to what was expected than just trusting Realtor opinions (after all - banks don't hire them for an unbiased evaluation of homes prior to lending).

She had a couple of estimates, then had one from my contractor who was unbiased, not doing work, just an estimate because hers were from $10k to level it and try to sell the lot, good luck!

The only thing I would say is to watch rental laws and taxes since, as you know, in California it takes God and 6 unbiased judges as well as a writ signed in blood in order to evict someone.
