You aren't struggling because you can't find a market, you are struggling because you have shiny object syndrome, which you call being a generalist.

Men generally have better depth perception and are more used to moving objects so are many time better drivers BUT they take bigger risks and have more fatalities when they do crash.Women investors (stock market) many times will do what they are told to do and not do a lot of trading and will stay in stocks when the market tanks so end up coming out ahead of men.Like as @Jay Hinrichs mentions these capital calls could very well be a disaster for marriages where the man is in charge of the finances.

The object of real estate investors is to help people through financial difficulties, not create bigger ones. 

As a borrower your objective should be to  turn over a well organized and easy to digest loan package.

Would you see yourself using a tool like this, or is it just another shiny object that’ll collect digital dust?

This metric was the liveability and affordability metric which I cant define very objectively as median income, family friendliness of a suburb, affordability, shopping & schools and distance to major business centres comes into play.
