If you're looking for something turnkey it will be pretty tough. 

starting with a flip" is really tough because flipping takes capital.

As others have stated, you are far better off working with an experienced Broker that can navigate for you during these tough times. 

@Bryan Stengel, I think alcohol has been the tough one with the STRs, not sure about if you need license( hopefully someone will chip in ) , however there  always the liability part including but not limited to offering alcohol to people who are trying to quit etc.

It is tough to compare states with no big cities to a state with multiple large cities.  

Consider different strategies like mid and short term rentals as I believe the Portland area would allow for success in both (although I have heard Portland proper is tough on STRs).Best of luck!

It's a nice place but in a small town it can be tough to find a good property manager.

Driving through Matlacha to get to Pine Island was particularly tough to see.
