It seems in order of increasing profitability:LTR < MTR < STRGiven that I'm based in the Denver metro area, unless I'm occupying the property as my primary residence, STR is out the question, as Denver has cracked down on the short tern rental laws.

We have cracks into our ceiling and the drywall needs to be replaced. 

It's big enough that I could also add camping/RV/tiny home STR options in different areas (20+ acres with a lake and a pool).

And the person who said Detroit property rents are so low and won't work for DSCR debt is on crack.  

Because the best agents in the business (and the smartest buyers and sellers) know their value.Don't let yourself be negotiated into tiny commissions because you feel you have no other options.

AirBNB is trying to crack down on this by requiring permits for certain areas (I had to show proof of permit for City of Denver for AirBNB to allow my listing to go live).
