A quick sale (less than a year or more) for $70K on a property you buy for $35K and don't improve is going to be a tough pill for a conventional lender to swallow.You might consider just buying it with hard money, holding six months, then doing a rate and term refi into a 30 year fixed.

There's no magic pill here as most agents have been taught there's only one way to sell real estate so expect tons of questions however, I do believe it is unarguable act of disclosure.
