A quick sale (less than a year or more) for $70K on a property you buy for $35K and don't improve is going to be a tough pill for a conventional lender to swallow.You might consider just buying it with hard money, holding six months, then doing a rate and term refi into a 30 year fixed.

I personally never have used any of these overly marketed 'best thing since sliced bread' program, whether it be a red pill, blue pill or magic fairy dust :roll: My most recent negotiators started to use this OpenRoad system which I wasn't to excited about at first but after getting access to it and checking it out, I really do enjoy it and see its very valuable to my business.
