For the reasons other have said, do your best to keep the rental. 

I ask you why you want to get into this because most people get into real estate for the wrong reasons, just the financial angle. 

It is written in our contract that we can make these decisions without the owner's permission for these exact reasons.

This is the reason homes are so much cheaper than cost to build.

I understand that there are reasons that full title searches on auction properties cannot be done but through many BP and other books understand there are some "best effort" services in some areas. 

It’s a blessing (the reason you found real estate in the first place) and a curse (you probably get distracted easily on what asset class to focus on).

If you need an LLC for tax reasons later, you can move title into an LLC later for a couple hundred bucks.

So I would assume the San Antonio project is sold out if the terms have been adjusted to be more reasonable.
