I wouldn't recommend jumping into the industry and charging a fee when you don't have set systems and processes yet---could leave a bad reputation.Another option is investing in a coaching program and having people who have already succeeded in this industry guide you in the co-hosting space. 

Any fruit of free labor taken from enslaved labor for these people was available to everyone. i also question why so many immigrants come here with nothing and succeed in first generation, but some people still blame slavery,that was abolished generations ago, for their poor finances.  

Recommend you start putting more effort into your business or you won't succeed:)BTWL most PHCs will require 3-5 rental comparables to support any rent increase request.
