Canton is not quite as bad, although they have increased annual fees and initial inspection requirements in the past few years that Akron never put in place. 

If that investor hadn't planned it carefully and re-invested that money into the property or even the purchase of another then a recapture fee would hit them hard. 

Hey BP family, I'm currently trying to help out a family in need from having to foreclose on there property by taking over subject to, it has a high interest rate although the entry is around 20k I want to wholesale this ultimately Is it possible for me, to disregard my initial assignment fee to get a buyer asap and add a 2nd lien on the property as my fee? 

There's also plenty of lenders who falsely represent the true capital requirements to originate their loans or are merely up front fee collectors.

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

Private Money Lenders (PML): More flexible, relationship-based funding with lower fees.

Commercial buildings use triple net , and those costs get passed on to the tenants thru CAM fees . 

They don't allow auto payments or automatically add late fees, and tenants would have the option to pull their payment back, which is not ideal.

Despite paying fees, doing a deal and making some profit is better than sitting on the sidelines.
