These carriers are not profitable in CA and CA laws and regulations do not make it easy to mitigate these financial struggles. 

And therefore competition among tenants can create significant challenges, like...Businesses may struggle to establish a unique presence and loyal customer base, and a lack of profitability due to nearby competition will likely lead to higher tenant turnover.

But the struggle is real right now…  It will be challenging to find banks that will lend with less than 20% down.

If things are great, FANTASTIC, you congratulate, ask how they got so dang good at it because some others, they really struggle.

It's been a struggle for myself to find a reliable one. 

I'm struggling to find a good example that doesn't involve shared laundry.  

The fact that our current rate is only 3% doesn't help the refi situation, as we probably would not be able to afford (or would at least struggle to afford) the payment on the new mortgage with the higher rate and principal.I think the best way to max cash flow would be with a small multifamily that needs moderate rehab.

They're also going to struggle to maintain that much property without a lot of equipment they probably don't have.

But I don't think my house fits her budge since she is really struggle with rent payment although my rent is below the market (I do plan to raise my rent gradually). 

I get the struggle—finding a good multi-unit to house hack can be tough, especially in a competitive market.
