The downside of leaving your existing lender is the documentation and underwriting strains that you don't get from your existing loan servicer (at least in my case).The reason this sucks, is that it pretty much forces you to go back the the original servicer for the easiest terms.

Here is what I know and I'll post pictures soon as he is going to email them.2/1 12x70Needs floor work in kitchen and living room, outer pane of glass broke in kitchen causing leak, roof needs new coat of Cool Seal (3yrs since done), leak in roof caused floor damage in living room before seal was done, LR and Hall carpet cleaned/replaced, will Not come with heat/air, will Not come with appliances.I will have to move the property because they purchased a new MH.

Nat gas is about 60% cheaper than oil heat and also cheaper than EBB.EBB heat is the cheapest to install but it is very expensive to operate particularly in houses that don't have heavy attic insulation, wall & floor insulation and double paned windows.

But my experience is that a nice kitchen and bathroom will pay for themselves in increased rent over a fairly short period (as long as the neighborhood will support the rent)3) Basic vinyl, double pane, decent windows cost from 150-200 apiece as long as you can use standard sizes.
