There’s no reason to go through a disaster (I'm mid recovery myself) and not get the financial upside by becoming the developer and selling a finished product versus raw land.If you have to completely rebuild, it’s a two year process at minimum.

I ask because most who write similar posts on BiggerPockets are unable and I am sorry but  "A unique blend of benefits that are favorable for R.E investors who are sole proprietors" sounds like something a  fear mongering asset protection company will tell you before upselling the expensive and unnecessary asset protection product.

So your $300k number might be what the flipper sold the final product for, less what they purchased it for.

Typical cost for the setup would be in the $15,000 range which would include production of the Private Placement Memorandum, Subscription Agreement, and Operating Agreement, Investor Qualification Forms, as well as filing Form D with the SEC, and state “Blue Sky” filings in those states where your investors reside.

How about the simple obvious that the inputs to deliver the service/product have a base-line and market prices have, OBVIOUSLY, been at about as lean of operating profit margins as can be.
