I am new to the real estate investing space. 

While I’ve been handling smaller real estate transactions for about a year and a half, I knew I needed guidance to break into this space.

I like the space as this is pretty fragmented vs MH, so cap rates seems to trend higher. 

DSCR recently came popular in the loan brokerage and private credit space with the rise of STRs and MTRs.Your local bank lenders will have the best rates typically.  

I'm 100% self taught through 30 Day Stay and learning from my peers and mentors in the space.

Are there any specific clauses I should include in a room-by-room lease for a shared living space?

  ( i have owned 3 brokerages over the years and will stand behind those numbers).in the RE training space my thoughts are :5 to 10% of folks that pay for training do anything with it.

You need to send him a letter with proof of delivery required (a cheap date with US postal service) and you can also post the Notice in a sealed white envelope marked confidential to his door - and take a photo of it for proof of delivery. 

We have no interest in contact data gathering, as that space has been well developed. 

I have always imagined getting to the point where I could hold/ run a small community of mountain cabin rentals or a guest house, something along those lines.Thanks,Chad  Yes I meant AirBnb and Mid-term rentals, rent by the room, glamping (although I probably wouldn't go that route), buying commercial RE and running a business (for me that would be a lot of work with a W2 job and buying property locally or leasing out a space is expensive here).
