Then park down the street and 'accidentally' wander into the back yard, and 'accidentally' stumble through that window.

I often run into situations where I can't see nearby comps for a deal i'm working on that are within a 0-3 year window of being sold.

Apparently offer 2% more than hard money (secured by real property at no more than 65% LTV) and all reasoning goes out the window.  

Windows are part of the floor plans so always make sure you do your proper due diligence.

If you go in talking about unenforceable terms and lawsuits, then Option A goes out the window very quickly. 

No one wants to be moving around the holidays and in the cold. 2 weeks is very short window to notice traffic

Baseboards, couch cushions, above fridge, in cabinets, grout/caulk lines, rug maintenance, air filters, windows inside and out, dust the top corners of windows, corners of high places etc etc.

Pretty much every interest or hobby that my kids have gotten into comes and goes with the passing year or season; however, the skills that I can teach them within that window of interest sticks with them (hopefully). 

That's about three months worth of cash flow out the window.
