Look at each (distressed) property through Investment-colored glasses, and put your personal likes and consumer sentiments aside - completely!

There is a sentiment that things that  come from wholesalers are deals, and it is being used to sell crap-loads at a premium prices.  

The walls were very close to Casual Khaki, Sentimental Beige and in the house with white kitchen cabinets, Spun Wool.  

Also, this house has sentimental value to me as it's been in the family for generations and my mother was raised there.So instead of selling it to hungry developers, I want to buy it, I want to demo it and I want to build the duplex- but keeping it in the family and renting the units out (maybe one day I'll move back and live in 1 unit).

Hardly the "business is booming" sentiment that you read about on Crowdfund Insider (which is nothing more than a PR service for the top platforms). 

@Garrett M. agreed noble pursuits no double and the fantasy of real estate investors all over the nation.. but you will never get there listening or investing in Ghetto dogs.it is a wonderful sentiment real estate has created that folks feel there is somehow some way they can just be free of it all if they just buy rentals..
