Here are a few suggestions on how you can maximize the wealth of information available: Check out the blogs and podcasts, or take advantage of the search feature (magnifying glass).

You can also check meetup.com or search Facebook for real estate investment groups, clubs, or meetings in your area.You're feeling FOMO because you see people all over BP, YouTube, and Instagram bragging about their success.

If you're not having any luck with mortgage brokers (I'd search out the ones who specialize in investments), then go to your local REI meeting. 

Gentrification follows the formula of cheap rent+ east commute to downtown + open vacant space for restaurants and bars + proximity to another gentrified neighborhood that is getting to expensive so people expand their search to surrounding.  

It might help to eliminate the markets that you don't want to invest in to help narrow your search. 

I hate to be a pessimist but if you search on here most do not have good things to say about arbitrage.

Searching through the forums is like my second google, ha!
