Augustine but choose to live in Palatka due to the lower cost of living. 32208 is another good investment zip code in Jacksonville, but be mindful of flooding issues if the property is close to the Ribault River.

I grew up here and when I came to the city as a travel nurse this summer, the month to month furnished rentals were outrageously expensive, $4000-$5000 a month easily to be in a nice building anywhere in River North, Gold Coast, Lincoln Park, West Loop etc.

A buddy of mine was able to scoop up a couple of duplexes downtown for under $200K each, and they’re already cash flowing nicely.For Phoenix specifically, I’ve seen a lot of action in Downtown Phoenix and Paradise Valley Village, where investors have found strong tenant demand.

After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount in the California Central Valley in a C class neighborhood that I could drive to when needed.
