I plan to sell convenience items as well as fresh produce, baked goods, and hot meals.

I have been investor for the last 9 years in Miami and working full time as realtor now and I would not recommend getting into wholesale fresh: get first some experience, get to know the market extremely well, and then you will know when to start wholesaling too!

Do I only reveal that I have $40k, when in reality, I have a total of $55k but that's for downpayment, closing, renovations, immediate fixes, emergency fund, etc? 

Then, on the day of closing, the buyer revealed a major issue: there was a second loan on the property, an additional $60,000 over our contract price.

Get rid of the kitchen before any discussions with the city...otherwise you risk revealing to them yourself that it was an inlaw unit!
