Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list. 

And yes, over leveraging a Subto and using "gator" lenders is not only bad practice, but it's going to lead to law suits.He is wrong on so many levels that I have posted extensively on it and it gets boring.

All the leads I've found so far have balked at either the "investment property" requirement, the "in California" requirement (or both!)
