In the beginning I'd recommend using a reputable GC, as you become more experienced you may (or may not) want to manage your project.personally before interviewing GC's I'd educate myself on Michigan contractors license laws and requirements.

i do think it's challenging, though, for a brand new investor with zero experience to jump right into a huge rehab with a contractor they've never worked with before.the contractor might want a larger up-front payment to mitigate their own risk, and they're not going to be interested in any kind of fancy nonsense like a 'penalty' when they know a new investor has never managed a large project before.i have also found that some contractors, including reputable ones, don't even want to share itemized bids because they just don't want to have to argue about the individual line items.

People are just to involved in others lives that that can't manage their own respectful and dignity is out the window in this time of humanity,..we should just stop pointing and be right in doing so if we have to be such ruthless running to the top for that reputation and greed of money ...it will all be gone and by then who s helping u and yours cause it will only get worse with that attitude.
