If your stove goes out in your rental you are probably going to either call a repairman ($125 to show up, plus pay for parts $100+); or buy a new stove and pay $600 for it.

They will nickel and dime you to death putting a bandaid over a gunshot wound, anything to avoid buying a new unit, and each time they send a repairman to put on a fresh bandaid you must pay another deposit fee.They are also super slow to respond to anything, when an appliance breaks you don't have time to wait a week for them to send a technician to the home to verify that it's broke, then the technician goes home and 3 days later he submits his bid to the warranty company, then 3 days later the warranty company tells the technician the bid is no good and he needs to find a cheaper way to fix it.

Perform cosmetic repairs(paint, fixtures, or cleaning),  Hire the appropriate repairman based on recommendations from property management company, turn the property over to property management company, oversee applicant process and tenant placement,  maintain property until my cap drops below 5% then exit.Exit strategies, Backup Plans – Unless capital would be used to purchase further properties, use seller financing to sell the property and maintain an additional(unmanaged) long term ROI.Team & Systems – Realtor/broker to do initial screening and for acquiring properties.

We got a quote from a highly qualified mobile home repairman for $3100 for skirting and stairs, and he planned to build a fence around the perimeter then install the skirting to it.
