Bundle all options that a renter would consider and you simply have what I stated above

However, I think your question was more about the latter: making sure the security deposit is never touched until it's due back to the renter.

STR can be exciting from many angles - Cash Flow, Appreciation, and best of all.. having a place to visit while renters pay down your mortgage (even near the beach!).

He was happy to allow me to rent out nightly because it actually helps keep his property in better shape than a long term renter (having a cleaner in there every turnover, short stay guests always let you know when something isn't working, etc) but didn't want to hassle with worrying about a percentage of income/management, etc.

Heck, find all of the listings in your office, and pick the best ones and then reach out to the agents.Ask top agents if they could refer you to any buyers/sellers/renters.

As the unit is still being renovated, we didn't take pictures yet, but I am trying to be proactive and start looking for renters sooner rather than later.
