My block (where I live) is beautiful, safe, relaxing.  1/2 mile from me is a war zone. 

To be able to keep moving forward I relaxed some of those rules of thumb such as the 1% rule. 

Relax.....if this is the biggest mistake you have made, you are doing fine...If its really freaking you out, talk to the tenant and let them know there was a small error on the lease and either amend it with a new section they sign, or make a new lease with the correction.

Relax and enjoy living in the greatest economic engine on the planet!

You don't want to relax your standards and end up getting burned with a costly eviction down the road. 

You might want to check out the area if you're interested in a quieter, more relaxing location.

I still documented all amounts for tax purposes but was more relaxed on the provenances.

If not maybe you are too relaxed with your current PM and also may you need to manage the manger closely.
