I recognize not everyone gets this but my margin is wsj prime plus 0.5% which currently is a high 8.5% (8% + 0.5%) but fairly recently was competitive with mortgage rates.

We recommend that you check reviews of the lender; Ask for references; If the lender is advertising something that is outside the normal metrics for the industry it is likely a bait and switch.
