Manchester is also rebounding, but due to other issues (which will take a much longer conversation), growth will continue in Northside and Eastside before the single-family market in Manchester sees a lot of action. 

There just aren't that many duplexes, triplexes, and fourplexes in my home market and those that are here are sky high due to the rebounding oil industry in Midland, TX which makes this market behave like a boomtown.

Further afield, WA has rebounded but I'm sure that good properties can still be had anywhere in the Seattle to Bellingham areas.

Now I have more specific asset in mind that will allow me to continue purchasing the next investment property with less rebound time. 

Plus SoCal values have rebounded to the point that there's less distress than previously.

While it has rebounded a bit, it's still only worth about 195k, and we still owe 173k on it after refinancing a few years back.
