From what I read in The Economist, listings with updated, compelling photos tend to outperform others significantly.

Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required). 

We have both been reading and researching as much as possible.

I have been reading the online resources about getting started, searching the market, and even doing tours, but I am hesitant to jump in and buy a house as I have quite a large amount of student debt.

There's nothing like the experience of others to help you not only sound more professional in the beginning but also miss a TON of pit falls!

However, after you get some experience, you probably want to get a Private Lender since this will allow you to keep the majority of the profits.

From my experience, they are two different mindsets.
