Zoning Ordinance ExceptionsSome properties in the target zone don’t meet the minimum lot area or width size requirements under the zoning ordinance, yet houses exist on smaller-sized neighbor lots.How could these properties get approval for development?

We have a scale for investors that have more than one property. 

Adding 13 units has economy is scale.  

Some people seem to get locked in to one place they find, or a place a friend or family member is selling without really evaluating the available market.In a small town in East Texas I would think your biggest risk is a big player coming to town that can absolutely crush a smaller player. 

I would love to hear about your strategies of which you all used to effectively scale.

If you have the cash to purchase and close, then you will not need to use assignments.

Are you looking to scale.  

Smaller is better.  

Meaning you may be able to do some cosmetic or smaller renovations like bathrooms or kitchens in your duplex when the tenants turn over and those smaller investments can demand higher rents, so in the longterm you may have more cashflow from the duplex to help fund a future investment in another property while you wait for market conditions to change.

This could be less costly and smaller hurdles than you would have with hard money lenders.
