Financial punishment is a powerful tool I use this for a second late and very rarely ever have a third.

They also have not removed the listings of owners in any of the many countries where being LGBTQ is illegal (in some punishable by death).

It’s a required precursor to an Unlawful Detainer (eviction) lawsuit and what you’ll need to go through if the tenant still doesn’t pay up by the end of the 3 days. 

There are ways to warn them or punish them but I think it would be a lot more work with very little payoff.

I mention this because I do not want you to do something unlawful that you do not know about.

If you think I'm joking, Texas Department of Corrections was just mandated to have AC in all prisons on the grounds that lack of AC is cruel and unusual punishment in Texas. 

Do not under any circumstances meet or go to that place.  100% these are the type of people that will say you did something inappropriate (assault, unlawful entry whatever) just to get you on your heels2. 

Notify tenant in writing due to unlawful occupancy you have changed the locks and they are welcome to come get a new key. 

For example, if it's a single family residence that the owner also resides in, and there are no other roommates, the owner is not subject to some of the same Fair Housing/Unlawful Discrimination restrictions that landlords are typically held to when selecting a tenant. 

Recently served my tenant with 3 day pay or quit which has expired, currently filing an unlawful detainer.
