I am also a project manager and a architectural designer for a real estate developer in NYC. 

We have no interest in contact data gathering, as that space has been well developed. 

The macroeconomics are on fire here - population growth, job growth, and companies moving and developing here.

I recently bought a commercial condo (retail) and have been going through hoops with the seller (developer) to make changes to make the space ADA compliant. 

Summary: 7 loans outstanding: 4 in foreclosure, 1 in default - trying to develop a plan before I begin foreclosing, 1 current, but has needed multiple payoff extensions, 1 current with no issues.

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

You develop relationships with a handle of people that are creating notes and you help them recapitalize, it is like a conveyor belt of deals coming to you.  

While I am skeptical of the wholesaling profession's prospects for any but high net worth, large scale real estate operators, I could see the odd agent wholesaling a small handful of deals.

Honestly, I never fully understood what they meant—until recently.I’ve been diving into some larger-scale real estate projects, specifically in commercial properties and multifamily development.
