I know the production homebuilders sell lots way in advance, but I think that's a whole different ballgame. 

And I think a lot of companies will realize that productivity is generally higher in cooler climates.

If you include the costs to build in a purchase of the primary structure, then you can typically roll that into the final loan product.

I have seen different product offered by other Turnkey marketing companies as well.

You could probably put in the lease that all items needing hanging must be done with the removable hook/tape type products. 3M has a bunch where you pull on the tape and it releases. 

With your balance sheet and cash, you can put together creative deals without giving up equity and without using your cash but you are going to need to find a market and product which has 7-8% cap rates.I invest in the northeast, Great Lakes area.Diverse economies with education, healthcare as the back bone and tech as growth.In your area, you’ll have to raise way more capital in the form of equity just to meet DSCR with the banks.
