I'd underwrite the deal as any other - make sure you are conformable with the quality & tenant base. 

Lenders can have different loan options based on the property type and the amount of rehab (if any) required for the project. 

If its the business then asset based lenders may be interested.

Because it is always changing, but not always warming.....gotta cover your bases y'know.... 

Then, more advanced stuff that those without licenses will have a tough time with: active real estate agents working the area - so i can call them to preview my house - in case they run into potential buyers they know of in their office, Then, I have Listingbook software on my I-phone ( Works with MLS data- by subscription)- that actually knows the number of searches of homes in any given area - so I can blast a promotion of my house to all the agents that have clients looking in the area (not just my subdivision -unless that is what I want), and...for the investor in me: track all the mortgages recorded against the property, so I know how low of an offer I can make - based on the mortgages on the property.

I recommend finding a US-based bookkeeper who specializes in real estate and doesn't have too much on their plate.

I’ve spent less than 150k total out of pocket investing in RE in the last 9 years and have been buying “base hits” in Dallas and Arkansas and now have 29 SFR.

Based upon the screenshots of the software it looks like Investor's Edge software is just a white label of Propstream.
