Question: Should I collateralize the loan (if using private or hard money), or rely on roll-over loans (to maximize the lower points and 3-4% rate)?

Could any of you guide me on what I should do initially to secure financing?

I have a 3 bedroom 2.5 bath and was thinking of rooming 2 together since I know a private bathroom is a must when rooming with a stranger. 

This also helped us in an unattended way when investing with my Solo 401k because banks treated the funds as liquid when invested in a public traded exchange versus in their fund and helped with securing better commercial financing on a deal because of the strength of our application in liquid assets.

Private lenders, like who I work with, prefer to lend to properties held under an LLC. 

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-)
