hellofirst of all i would like to praise you for being a good tenant. second i would advise you not to spend anymore money with regard to the property. you have to understand that the property still belongs to the landlord even if it's you who's been paying for all the upgrades and repairs, it is actually not your responsibility to pay for the repairs. 

As such, layman conversations which praise purchase prices like "10% on the dollar" or "50% on the dollar" are more meaningless than meaningful.  

Having two surgeries in August, one to give birth to our beautiful baby Praise and one to Save my Life I found my self desiring to fulfill a long time dream.

Good to know someone else from "po-dunk" Washington... ha ha.

He felt better about it hearing me praise the efforts he had made to try to fix the place up, and I felt better hearing him say "in a way, this is a huge relief because I just didn't have the money or skills to fix it up".

I have had various feedback from praise to criticism on the model I use as I invest in real estate.

A realtor offered me a 5% cap rate complex that was in a great area and needed no rehab and she praised it as a "great opportunity" but 5% seems like I'd be better off putting my money in a Mutual Fund because I can't make those numbers work. 

You keep praising this lender because he/she doesn't factor DTI, but the internet is full of those lenders.
