But ...The first thing I observed was the replacement cost portion of the quote, was, IMO, less than what it will actually cost to demolish the remains of the existing structure, pay for any hazardous waste removal following a catastrophic loss, and actually pay to replace the property in the event of a total loss, even though I used the quote feature to increase the replacement cost value by 20% (the maximum it would allow).

Information like: Do you want to manage the property yourself, or do you want to pay a property management company to do that for you, is important to know because it will start to narrow your options.If you want to be more of an active investor, finding the deal yourself direct from a seller, doing some of the work yourself to fix it up, and then representing yourself to sell it on your own is probably the most active you can be and will give you the highest return in the shortest amount of time.

I found my laundromat on BizBuySell, and I sold it through that site as well.I still absolutely think it’s worth networking with business brokers and doing direct outreach to business owners, but you don’t need to take listing sites off the table.If you’re sending out a lot of outreach messages on listing sites and you’re not hearing anything back, it may have more to do with you than the platform.
